I hear it all the time from many Irvine home sellers that I work with and meet!  “We’ll price our home high and leave some room to negotiate when a buyer submits an offer”.  I know it makes total sense from the standpoint of a seller, however what most sellers fail to realize is that many buyers won’t even go view a home that is overpriced because they think the seller is unrealistic and probably won’t even come down in price.  In this market, no seller can afford to scare off any potential buyers!  Remember, the more buyers who view your home, will ultimately lead to higher or even multiple offers.  A buyer can’t submit an offer on your home, even if it is perfect for them, if they aren’t even willing to take time to go take a look at it!  Check out this short video and learn what happens when you over price your home for sale!
