24 ways to Maximize the Exposure to your Irvine, Orange County home during listing period & Guarantee

 It’s not like it used to be in the early 2000’s where most agents just listed a home, put a sign in the front yard, and presto….you have multiple offers.  The good news is that, if your home is presented to the general population of eager and motivated buyers out there looking, you can still create a situation where you can have your choice of the best offer.  Below is a general outline of what the Mack Team does to help you, the seller, sell your home for the highest net amount in the shortest amount of time.  Each specific seller and their situation is different, therefore your marketing strategy may be adjusted to best fit your needs/goals. 

1. Install Sign and Lock box for easy access. (optional – discuss benefits)

2. List your home as an exclusive pocket listing for the first week. (optional – discuss benefits)

3. Input home into MLS and make public – syndicate to all real estate related web sites/portals and create a strong internet presence and cater to today’s buyers who shop online.

4. Review recently sold and active homes and work with you and recommend a list price. Discuss different pricing strategies with you. (bank owned listing strategy and hot period)

5. Go over homes in escrow to determine which price point motivates current buyers to move forward and submit offers.

6. Place High Quality pictures in MLS – 20-30 Pictures plus floor plan (if available) and amenities of your home and community.  More pictures = more views (properties with 6 or more photos get 300% more exposure)

7. Create a Virtual Tour and upload into MLS and YouTube and other real estate portals.  Less than 10 percent of agents are using a visual tour.  The visual tour will increase traffic by 536% on real estate portals

8. Create a color brochure to place in the home for buyers to take with them so they can have the information they need after they have viewed your home. (discuss negative aspects of placing outside of home)

9. Go through home with you to stage/de-clutter and prepare to show off the best features of your home for prospective buyers.

10. Notify all of your neighbors of a new property on the Market – Ask the neighbors if they would like to choose their new neighbor flyer.

11. Provide a sellers home warranty during the listing period to minimize and avoid any out of pocket expenses for you so you can simply focus on the sale of your home.

12. Enhance the property listing on both Century and websites showcase member – discuss benefits

13. Place your home on craigslist, facebook, twitter, and many other social media outlets including my Irvine Real Estate blog & website on a daily and weekly basis and cater to the current generation of home buyers.  My website receives over 5,000 unique visitors per month and growing every day.

14. Create a personal video for your home for potential buyers to view online and highlight the key points of your home to local and non-local buyers.

15. Notify all of the Realtors in my office about your home for their awaiting buyers the minute it is available as a “hot new listing”.

16. Show your house to all of my current buyers (looking in your area) and notify my sphere of influence and business network.

17. Hold Open houses to find the right buyer and showcase your home to the neighborhood and interested buyers (based on your schedule & optional).

18. Have a broker open house/Realtor caravan to show all of the local realtors your home as a “new listing” so they can spread the word to their clients.

19. Be available to answer any and all questions from prospective buyers and their agents, including arranging to show buyers from phone/internet inquiries or sign calls.

20. Follow-up with all prospective buyers and their agents.  Request feedback from them regarding your home and provide you with an update, at minimum on a weekly basis (depending on activity).

21. Set up a day/time with you every week(per your schedule) to discuss any current market activity that may affect the price your home may sell at including; recently sold homes, new listings added to the market, homes that reduce their price, or homes taken off the market, and use this information adjust our list price according to what the market tells us (if applicable)

22. Create a personalized website for you to include all homes in your area, either listed or sold, so you can have 1 click access and know exactly what is for sale and what is selling in your area and stay on top of the market.

23. Advertise Home Warranty and Termite reports or any buyer incentives on listing page.  Fees paid for by the seller, however never advertised. Offer creative options to entice and attract buyers to want to buy your home.

24. Offer prospective buyers who drive by your home the opportunity to text a designated number to request more detailed information, pictures of your home, and the opportunity to set up a private showing. (optional)
