According to the National Association of Realtors, two-thirds of sellers contacted only one agent before choosing one — presumably, that one — to help them try to sell their house in 2010.

Thoughtful real estate experts say sellers need to play more hard to get than that.

They should interview more than one potential agent, and when they do, they should ask tougher questions about what those agents would do to earn that 5 or 6 percent commission.

“If I were selling my home today, in my quest to find the best agent, I would be asking questions that prove effectiveness,” said Dean Hartman, a 25-year veteran of the mortgage banking industry, in a recent entry  he did for an interesting blog that’s part of Keeping Current Matters, a website for real estate professionals.

Don’t look to hire someone just because you seem to hit off — you’re looking for a business representative, not a friend, Hartman notes –and don’t be overly swayed by any lofty claims of selling prowess.
