This last weekend I went to an open house in Irvine California. It is a great way to stay on top of the inventory and really know what is available. I went a saw a beautiful home in the Woodbridge area that was such an amazing buy at the list price.
The home was full of happy and excited buyers, and I could tell by their facial expressions that they really wanted the home. There must have been about 20 families in this huge home in just the short time that I was there.
I went back to my office to run the comparables and was shocked at how low the home had actually been listed for. Priced at $869,000 and the recent comparable sales for a home like that in that same area was well over $1,150,000. Bottom line, the listing agent will receive many offers and just choose the highest and best. At the same time, a lot of buyers will be disappointed.
I’m so curious to see what the home actually sells for. Keep an eye out for a future blog update once I find out what the closing price was.
