Can you share your commission with me if you represent me as your buyer?

I get this question all the time, and it is a valid question! Here is my response to it:

Are you looking for a realtor who…….

- Will answer the phone every time you call or call you back within hours?

- Will represent you exclusively and only have your best interest as a top priority?

- Understands the market trends, inventory, and sellers’ mentality?

- Is not pushy, but understanding of your specific situation?

- Is aggressive when need be?

- Has strong negotiation skills?

- Understands the standard, required California purchase contracts and disclosures?

- Will make time to show you any and all homes that you are interested in?

- Will not push your file over to his/her assistant?

- Will refer you to a lender who will get you in the RIGHT financing program?

- Has a strong team you can trust behind him such as termite, home inspection, escrow officer, title, etc?

- Will work around your schedule?

- Is honest and upfront even if the answers are not what you want to hear?

- Is 100% committed to finding you the RIGHT home?

- Will be there to help/guide you even after you have purchased the right home?

- You can count on to answer any and all questions you may have regarding the process until you feel comfortable?

So then let me ask you…..Are you looking for a realtor who has ALL of these characteristics or just SOME of them? So then what is more important to you……working with a realtor who you can trust and know that they have your back or just any old realtor who gives you a couple thousand dollars back at the close of escrow? Most buyers don’t realize that a strong realtor can save them tens of thousands of dollars where a weak or inexperienced one may cost them much more than they are actually given.
