Today’s post is more of a “recommendation” than anything else. First American Home Buyers Protection Company has been my company of choice for a home warranty company the past 4 years and they never seem to let me down when it comes to customer service and ultimately customer satisfaction. There are many companies out there for you (as a buyer) to choose from and for one reason or another I chose to work with First American, and have never looked back since. I use them because they are not only affordable, but because they live up to their name and ultimately make me look good!
They have many options to choose from, and the 2 standard policies they offer are for a condo/townhome or a Single Family home which are both priced under $400 for the first year (and if you don’t already know, can be negotiated by your agent to be paid for by the seller 99% of the time). If the seller doesn’t pay for this, I highly recommend you pay for it. In many cases my clients even renew this warranty because they see such a great benefit to having this coverage.
Without going into too many details, my clients have been able to take advantage of this coverage after the close of escrow in many ways from replacement of a water heater, A/C unit, furnace, dishwasher, refrigerator, and so much more. You see….when you buy a home, you will in most cases get a home inspection to make sure everything is what it seems. Although you do everything you can to make sure everything is in order, things can be missed or even stop working after the close of escrow and this is where the true benefit of having a home warranty comes into play. The first year of owning a home is when you will have an intimate knowledge of your home and if things break down or stop working having a great home warranty company may just be the quick fix to problem that you never accounted for.
Next time you are in the position to buy a new home or choose a home warranty coverage, make sure you do your home work and choose one that will take care of you!
